Description: Project includes 4-story - 142 unit hotel on Everett waterfront branded by IHC Hotel Group.  Design includes coordination, site electrical development, full distribution for guest suite and hospitality power tied into provisions for full facility back up portable generator, full power/lighting design and speciality system rough-in coordination.

Project Type: Retrofit and Expansion

Description: Project includes retrofit and expansion of historical building into a boutique hotel.  Design includes master electrical, low voltage utility site planning, distribution systems, emergency generator, building riser/utility application, fault calculations, exterior lighting, load profile for mechanical equipment, alternative energy design (i.e. solar photovoltaic), and other specialized systems (i.e. hotel/card key, security, cctv, etc).

King County - Harborview Hall Homeless Shelter ─ Seattle, WA

Description: Project includes creation of an emergency shelter in an unoccupied, ground floor space.  The City of Seattle eased code requirements for buildings via Director's Rule 11-2016.  This code modification dictates the minimum terms required to occupy such spaces as emergency shelters.  Requirements include someone must be awake at all times, no cooking, exit lighting and a phone available to call for help.  BrN's services include central plant power and fire alarm investigation, egress lighting and controls, general power, lighting revisions and coordination.


Suncadia Owners' Lodge ─ Cle Elum, WA

King County Multidisciplinary Services Contract

Project Type: On-call engineering services - Civic

Description: Provide multidisciplinary engineering services on a work order basis for maintenance, capital improvement, and repair projects at facilities operated by King County Facilities Management Division (FMD). Design includes building code and zoning code studies and reports analyzing existing problems and issues, making recommendations for resolution of those problems, and cost estimating for first cost and ongoing operational impacts to budget. 


Silverlake Water/Sewer - Vehicle Maintenance Building ─ Bothell, WA

Description: Project includes a 4-story low-rise building that will be home to 32 luxury condominiums with ground level retail over a single level underground parking garage. Design includes full utility coordination/design of primary service with major street crossing implications, utility reconfiguration of surrounding adjacent properties as well as full coordination/design of all electrical system components including mechanical, normal power, lighting, lighting controls and emergency power systems.

SW Suburban Water/Sewer Operations & Administrative Facility ─ Burien, WA

Description: Project includes conversion of an abandoned site with various buildings in place into a new administration/operations building with detached vehicle storage/maintenance shops and decant facilities for the water/sewer district.  Design services include preliminary site scoping for demolition, utility services/property impacts, full schematic, design development, construction documents phasing for proper planning of facility functions,  complete utility services/impact mitigation coordination, design of whole building normal and standby power distribution systems, full power/lighting design and design of distributed fire alarm, tele/data/SCADA low voltage cabling and infrastructure.

King County - Preston Road Maintenance - Preliminary Master Planning and Phase II ─ Preston, WA

Description: Project includes master planning assistance for a 15-acre site where a proposed maintenance facility extension will be located for King County.
